'PIPI' on the River Estuary

This comfortable, sunny beach house is located on the riverside reserve along the Tomaga River estuary at Mossy Point. It has a north easterly aspect and tranquil views of the river from all living areas. It is a leisurely and pleasant walk along the reserve to a safe and lovely surfing beach with an adjacent tidal lagoon that is ideal for young children. Small craft can be moored and launched into the river from the reserve directly in front of the house and a structured boat ramp is located a few hundred metres away nearer the river mouth, alongside a string of private jetties and boatsheds.

Mossy Point is located on a picturesque headland between Bateman's Bay and Moruya, about four hours drive south of Sydney and two hours drive east of Canberra. Moruya airport is ten minutes south with services to and from Sydney and Merimbula. Land-linked Broulee Island Nature Reserve, the vast South Broulee beach and many small bays and inlets form part of the local coastline, offering wonderful opportunities for fishing and walking and other outdoor activities. 'The Muffin Shop', the local cafe and gallery, is a few minutes' walk from the house. There are also a number of excellent golf courses in the nearby locality. Essential items and other services can be obtained in Broulee village, behind the beach, or at the IGA supermarket about 3 km from the house at Tomakin.

The accommodation is newly renovated, stylish and comfortable with a riverside deck, three bedrooms on ground level, two full bathrooms, a powder room, an extensive and sunny living/dining/kitchen area with views of the river, a den for television and reading and an additional loft bedroom upstairs with an ensuite bathroom and enhanced views of the river. There are 3 QS beds and 2 king singles. One QS bed is located in the open loft area upstairs. All internal bathrooms are similarly styled. There is covered parking for two cars and a barbecue is housed in an all weather protected courtyard adjacent to the house and the separate laundry/storage room. There is also an attractively landscaped private outdoor shower area with hot and cold water.
